39 Arnold

My client purchased a fixer in Bernal Heights. The layout was not ideal, so I provided my insight to the client and the architect based on the desires of layout, design and finishes for our target buyer. We reconfigured the property to include three bedrooms on the same floor and additional square footage was added to the ground floor, which resulted in a three story grand home. The main floor was an open kitchen, living and dining area with an island. We made sure all the fine details from paint colors/lines to staging were exquisite. Unique, luxurious, targeted marketing and pricing strategy attracted our buyer in less than two weeks and the property sold for hundreds of thousands over asking.

1941 Noriega #2

My client occupied a two bedroom two bath condo in the Sunset District. The property had a very nice layout with an open kitchen, living and dining area, but the property had an outdated kitchen, vanities, light fixtures, mirrors, old cracked floor tiles and dark and unique paint colors. The condo was still stuck in the 80s era. To prepare the condo for the market, I suggested a lighter grey color and white ceiling. The dark brown kitchen and vanity was painted white with new knobs. The bathroom and light fixtures were replaced with modern ones and the cracked floor tile was replaced with high quality tiles. The client had very nice furniture, but lots of clutter. Sometimes, “LESS IS MORE.” Client packed their books, knick knacks, art work and clutter. To help the client save money, we used the client’s furniture and performed spot staging. Furniture was placed in its optimal position and art work and accessories were brought it to help buyers envision their new dream home that is move in ready. We received four offers within a week and the property sold to an all cash buyer.
